Gainesville's construction pipeline just got a little longer — and a lot taller.
On June 25, 2026, the Gainesville City Plan Board voted to approve increased density for The Verve, a 12-story mixed-use development planned for 1026 SW Second Avenue, just south of University Avenue near the UF Innovation District. The board's 4-2 vote clears the way for 227 total units and 682 bedrooms — 23 more units and 125 more bedrooms than the original 2023 approval.

What Is The Verve?
The Verve is a planned development on a 1.1-acre site that has been in the works since 2023. The original developer backed out due to rising construction costs — a challenge that has affected projects across Florida — but a new developer has stepped in and is moving forward with an updated design.
The building's most distinctive feature is its shape. Because roughly half the site falls within the 100-foot buffer zone of the University Heights Historic District – South, the structure is limited to five stories on that portion. The result is a narrow 12-story tower that transitions down to five stories — a design the project team has nicknamed "the blade."
The updated 2026 plans take it a step further. The new design connects the two sides of the building in an L-shape, with a 60-foot-long, 21-foot-wide, 17.5-foot-tall opening that allows traffic to pass through on SW First Avenue. That overpass adds at least 20,000 square feet of additional floor area — and that's where most of the new units will go.
Affordable Housing Component
The Verve's original application voluntarily included 24 affordable housing units at 50–80% of the area median income in exchange for bonus density. The new developer is continuing that commitment, though there is an open question about whether those units will be provided on-site or through a cash payment to the city.
The City Plan Board voted 4-2 to recommend that the City Commission require the affordable units to be physically located within The Verve rather than replaced by a payment. That recommendation now goes to the City Commission for a final decision.
